Good sign but this is petty cash for these guys...
Am sure there will be a short term bounce back but long term... not the best asset class perhaps with increasing interest rates...

Listed property in for a difficult time:

ROC has dropped 25% in less than 3 months... insane, with some more pain to come possibly.
Perhaps this will sooth your pain a little.

Took some profit on ROC (which is a highly geared vehicle).
NEPI still great long term hold.
I did the same at around R35 - just some risk management, I don't like a single counter to be worth more than 20% of my LTP.
In retrospect it was good timing.

Fuxx you have repeatedly asked this question and I have humoured you by replying "have you read the financials", my stock has grown by leaps and bounds and continues to grow - for me the question is academic as I have fully invested my capital as well all I could further lay hands on and state categorically "I HAVE NEVER SOLD A SINGLE SHARE OF NEPI OR ROCKCASTLE AND HAVE BOUGHT MORE AT EVERY OPPORTUNITY" - so there, I shall not answer that question again - the facts speak for themselves.
haha.
Fuxx, I don't mind giving my opinion. After all, this is a 'discussion FORUM' where we share opinions. It's not a wealth advisory service where one can be held accountable for bad advice. Sharing views are what forums are for. Don't be a **** merlin.
Anyway,
I think both are getting close to being overvalued at the moment, especially if you're a short term investor looking for a quick buck in the next year or two.
However, they are great investments if you have a long term outlook (like Merlin has) because in my opinion these 2 are excellent vehicles if you want to get investment into the property sector AND have currency exposure against the Rand in your investment portfolio.
If you intend to hold for a long time, then invest your money and don't sit on cash that isn't working for you.
If you're looking for a shorter turnaround, I'd wait for a pull back. OR, look for something else that isn't so overvalued.
Good luck to you.

Merlin, would you/ are you still buying NEP/ ROC at these levels? They are obviously expensive, but doesn't really mean that much necessarily...

151.50 (4.48%) today, it is more like NEPI following Rockcastle which has had a hell of a run of 72% in 10 months, whilst NEPI did 57%
Up up and away Merlin .
Am sure Roc will follow suit...

Fuxx Have you read their quarterly financials ?
Merlin, you are still seeing value, right? Sufficient value at least to hold?
