recent developments to help you make ur decision..

1. interest rate drop will help bottom line significantly co of gearing.

2. loan repayment due in August 2019 to Nedbank....Question is have they got liquidity to repay?? or will renew loan with another financier?

They trying to sell some properties but difficult maker to do that....

3. NAV is over R8.00

latest delta daily chart as of Friday
 
1. support uptrend line holding...bounced on thursday and friday perfectly of trendline  ..as of Monday support will be about R2.12
 
2. looking at chart price really moved up nicely, broke through resistance line...went o high of 2.75 and then pulled back to suppprt around R2.20
 
3. reason for pullback :
 highly overbought...check stoch...stoch now turning down into sell signal..worrying
rsi ..thats got a little to go to 20 so hopefully buyers will come in again at support

1. i remember a large buyer at over 1million shares in one go at R2.20... this has to be an institution i reckon...so if he sees value at R2.20 i reckon he will come back and buy at R2.20...Thats why on Thursday during the  i bought back the 20% of my shares i sold at 2.55 a few weeks ago  back at 2.17......and guess what at Thursday closing auction price back above R2.20...think it closed at R2.27...  so im confident 2.20 will be very strong support...However if closes below R2.20 means that buyer not there and this could mean trouble for this share.
 
2. results due any time soon..Maybe this week,...could be inside info selling it down as results not impressive..
3. Reb results came out this week and market smashed reb shares to below R1.00...maybe this move in delta is in sympathy with reb with i just hope is the case...although in similair sector of property market Delta is a totally different company with much higher quality of assets , lower loan to book ratio and higher net asset vales..

also refer to sens issued today by REB....they in similiar position with DLT...they had a few leases signed by today with dept of public works.. so signing of new leases seems ongoing which is good for delta going forward...

tech analysis :

 

1. support upward t/l at R1.90

2. lilca serrated line at R4.19 whiich is too far away higher than price....

 

    means solid recovery underway...

    or price goes sideways for a long time till that lilac ma comes down over time

 

3. next resistance is R2.63

4. red and brown averages now both starting to point upwards but brown needs to cut above red for price  sustain this momentum upwards

5. stoch and rsi reaching the overnight levels...so price may go sideways to down once overthought reached , indicators unwind and then back up..However price can also remain in overnight territory for ages if volumes sustain it..At moment lots of big volume bids.. IF bids disappear then price will fall...

 

 

Conclusion:

 

If you see the 1.70/R1.80 area price was stuck there for over 2 months and this was typical base building, or support territory , or clever money buying and when this happens we normally have a breakout to upside..

R2.63 level is now the line n sand....Needs to break this to go up convincingly, otherwise cleaver money may start dumping again...results out  soon.. Was  a poor trading statement which knocked price to the floor but leases are now being resigned so going forward very very attractive to get in for traders with high risk appetite. For those conservative traders , wait for results and a break above R2.63 to go long..All stops at R 1.85....take profit going forward could be anything between R3.00 to R5.00  with a nice fat juicy reit dividend of over 20%...

thats my tech view posted on weekend....

i sold some at 2.50 to lighten my holdings.... balance i hold for R3.00 minimum or divi if it does not go higher!!
