I'm wanting to diversify my portfolio a bit more (currently have some offshore exposure and local equities, ETFs) and am considering Property Stocks, as they seem to be cheap at the moment due to the dip, and I like the high dividends..

Could anyone offer any advice in this regard? (potential companies to research, good idea to diversify into property a bit etc...)

Thanks :)

Thank you Goliath. I'm currently looking to buy into Redefine international (RIN), as i am very sceptic about SA's current conditions...

Property is always a safe bet, it has it's ups and downs plus steady dividends but don't expent 100%+ growth per year, but lets hear the other forumites comments on this

What do you guys think about Ingenuity properties (ING)? I bought a few shares a couple of months ago, and they look to be very promising for the long term...despite having a high PE ratio currently

A bit small in my opinion, rather go for the bigger (safer) bets such as Redefine.. i took a few of Arrowhead A a while back, got some Arrow B as recently with the big dip, but check the rest of the thread, Immobilier the guy to ask, he's our resident property stock expert :)

I am holding all my listed property stocks - still showing ± 150/220% profit. :)

Agreed.

All round risks to our equity market increasing in my view, but especially for listed property. Current account deficit confirms the dire position our economy is in - potential further rand weakness, inflationary pressure, etc. If US Fed carries through its easing promise, local bond yields may just blow out quickly and severely. But rather ask our esteemed CML disciple about all things investing - he knows it all.

I agree, but don't think listed property should be singled out as being affected worst, especially after having already corrected by some 15+%. The Fed's reducing purchases of T. Bonds and mortgage backed securities will be a gradual process. The currenet account deficit of 6.5% is shocking with zero improvement in sight. That of course means an even weaker Rand going forward. (I don't think we will see 9 again). RIN and NEPI being 100% pure Rand hedges should be OK to buy/hold.

Of course the markets as a whole, globally, are at historically high levels and overexuberant - if they correct to historic mean levels, 40% at least could be wiped off the boards.

I do not follow or know RIN at all. Would not have been able to help in any event. Side note: long bond yields still have downside risk in my view. Tread with caution on property stock longs still.

RIN

I think it's looking good for LT. Inward listing approved by SARB and of course a Rand Hedge.

Hasn't suffered at all since the June downturn in listed property.

Experts view please (Immobilier ?)  :)

Too late for experts advice, bought today.

Back to those lows in June. When is the bloodletting in listed property over ?

Damn unwarranted bond correlation.

Thinking of topping up soon.

And still more blood on the streets. In the latest Sharenet Daily, seems like Seed is moving back to Property.

Quote

Property has underperformed equity by nearly 25% over the past three and a half months, and we have used this weakness to increase the exposure to property.

I don't see it dropping below R23 but I might be biased there

even with market undecided on them it would be surprising to see under 20.00
